How Much a Garage Conversion ADU Costs in Los Angeles County

Most garage conversions in Los Angeles County land between $100,000 and $200,000. A basic conversion of an attached two-car garage with a simple layout sits at the low end. A detached garage that needs a new foundation, a full sewer connection, and higher-grade finishes reaches the top of that range and occasionally passes it. That spread is wide enough to be unhelpful on its own, so here is what actually moves the number.

A detached garage that needs a new foundation, a full sewer connection, and higher-grade finishes reaches the top of that range and occasionally passes it.

That spread is wide enough to be unhelpful on its own, so here is what actually moves the number.

Where the money goes

On a typical 400 square foot conversion, the rough split looks like this.

Structural and shell work, 15 to 25 percent. Garages are built to a lower standard than living space. The slab often needs work, the walls need insulation and proper framing, and the roof may need reinforcement. Replacing the garage door with a wall and window is straightforward. Correcting a slab that has settled is not.

Plumbing, 15 to 20 percent. This is the single biggest variable. If the garage sits close to the main sewer line, the connection is simple. If it sits at the back of a deep lot, or below the level of the main line, you are looking at long trenching or a pump system. Two houses on the same street can differ by $20,000 on this item alone.

Electrical, 10 to 15 percent. An ADU needs its own subpanel, and many older homes in the area are running 100 amp service that cannot support one. Upgrading the main panel adds $4,000 to $8,000 before any ADU work begins.

HVAC, windows, and insulation, 10 percent. Mini-split systems are standard for this kind of space and handle both heating and cooling.

Kitchen and bathroom, 20 to 25 percent. Where finish choices show up. The same footprint can be fitted out for $18,000 or $45,000 depending on cabinetry, tile, and appliances. If you are weighing options here, the same logic applies as in any kitchen remodel or bathroom remodel

Permits, plans, and fees, 8 to 12 percent.

Permits and what the county actually charges

California law has removed most of the obstacles that made ADUs difficult a decade ago. ADUs under 750 square feet are exempt from impact fees, and local agencies have to approve or deny a complete application within 60 days. Confirm current thresholds before publishing, since these rules are amended most legislative sessions.

Plan check and permit fees in LA County typically run $6,000 to $12,000 for a conversion, and architectural or engineering drawings add $4,000 to $9,000. Cities within the county set their own fee schedules, so Culver City, Torrance, and unincorporated county areas will not quote the same figure for the same project.

Timelines are the part people underestimate. Plan check is currently running six to ten weeks in most of the county, and that is before construction starts.

What makes a garage cheap or expensive to convert

Four things, in roughly the order they matter.

Distance to the sewer line. Covered above, and worth checking early. It is the item most likely to move a budget by a five-figure sum.

Whether the garage is attached or detached. Attached garages share walls, utilities, and often a foundation with the house, which makes almost everything cheaper. Detached garages are independent structures and are treated more like small new builds.

The condition of the existing slab and foundation. Many garages built before 1980 sit on slabs that were never intended to carry living space. Some need only levelling. Others need replacing, which effectively turns the project into new construction.

Ceiling height. Living space requires a minimum ceiling height that some older garages do not meet. Raising a roof is expensive. Lowering a slab is worse.

Is it worth it

The arithmetic is usually straightforward. A 400 square foot one-bedroom ADU in the South Bay or on the Westside rents for $2,200 to $3,200 a month. At a $150,000 build cost, that is a payback period of roughly four to five years before accounting for the value added to the property itself.

The other reason people build them has nothing to do with rent. A parent who needs to be nearby, an adult child who cannot afford to buy in the area, a home office that is genuinely separate from the house. Those projects get judged differently, and the budget conversation goes differently too.

Getting a number for your property

Any figure in this article is a range. The only way to get a real number is for someone to look at the garage, find the sewer line, check the panel, and measure the ceiling.

We do that walkthrough at no cost across Culver City, Mar Vista, Torrance, and the rest of the South Bay and Westside. You can see completed garage conversions and ADUs we have built, or read more about how we handle ADUs and garage conversions.
